How these estimates work
- A repayment mortgage with a constant annual interest rate and equal monthly periods. Monthly interest = opening balance × annual rate ÷ 12. Interest-only, offset, variable rates, fees, taxes, insurance and early repayment charges are excluded.
- Regular repayments use the standard amortization formula. Extras reduce the term; the regular payment is held constant. Your final payment and extras are capped at the amount owed.
- The first payment month is a display label. One month of interest is charged before each regular payment, and extras are applied immediately afterwards. A first-payment lump sum therefore does not reduce the first month's interest.
- Calculations use unrounded values internally; figures are displayed to two decimal places. Your lender's daily interest, rounding and payment dates may produce different results.
- GBP, EUR and other currency choices change labels only; there is no currency conversion. Check your lender's allowances and any charges before overpaying.
Payment = P × r / (1 − (1 + r)−n), where r = annual rate / 12 and n = remaining months. At 0% interest, payment = P / n.
